Car park shade structure re-roofing
Completed
July 2026

CT Building Maintenance completed a staged re-roofing of the customer car park shade structures at Swan Valley Central shopping centre in Perth’s Swan Valley. The original roof sheeting had faded and worn, so our team installed new top hats, purlins and roof sheeting, fixed back to the existing steel structure.

Project scope

  • Structure: Customer car park shade structures on existing steel frames
  • Scope: New top hats and purlins, custom-fabricated brackets and new roof sheeting

The challenge

Car park shade structures take a beating from the WA sun. The original sheeting had faded, stained and worn, and the roof needed renewing without replacing the steel structure underneath. Working on an existing structure also means the new roof framing has to be set out and adjusted on site so everything sits straight and is fixed securely.

What we did

  1. Set-out and materials: We collected the materials and set out the new roof framing on site.
  2. New top hats and purlins: New top hats and purlins were installed and fixed directly to the existing steel rafters.
  3. Alignment adjustments: As the installation progressed, sections of the purlin layout were adjusted and reset to achieve the correct alignment, then securely refixed in position.
  4. Custom brackets: Our team fabricated custom brackets to secure the purlins to the existing C-channel at the end of the roof runs.
  5. New roof sheeting: Roof sheeting was progressively set out and installed across the completed bays, working through the structure bay by bay.

The result

The car park shade structures now have clean new roof sheeting on straight, securely fixed purlins, giving shoppers reliable shade and weather protection.

It is a good example of the practical problem-solving needed on existing structures, where site conditions often call for adjustment, fabrication and coordination as the job progresses.

FAQs

What roofing work was completed on the project?

We re-roofed the customer car park shade structures at Swan Valley Central. The work included new top hats and purlins, custom-fabricated brackets and new roof sheeting, all fixed to the existing steel structure.

Why were new top hats and purlins required?

New top hats and purlins give the new roof sheeting a straight, secure base to fix to. Installing new framing members meant the sheets could be fixed to sound, correctly aligned supports on the existing steel frame.

How were the new purlins installed to the existing structure?

The new framing was set out on site, and the top hats and purlins were fixed directly to the existing steel rafters.

Did the existing roof structure require any adjustments?

Yes. As the installation progressed, sections of the purlin layout were adjusted and reset to achieve the correct alignment before being securely refixed in position.

Were any custom components required for the installation?

Yes. Our team fabricated custom brackets to secure the purlins to the existing C-channel at the end of the roof runs.

How was the new roof sheeting installed?

The roof sheeting was progressively set out and installed across the completed bays, working through the structure bay by bay.

What challenges can arise when working on existing roof structures?

Existing structures are rarely perfectly square or level, so the new framing often needs to be adjusted, and sometimes custom parts fabricated, on site. That takes practical problem-solving and good coordination as the job progresses.
