CT Building Maintenance completed a commercial roof rectification, replacing a failing box gutter and parapet wall flashings and improving drainage to stop water getting into the building.

Project scope

  • Box gutter: Approx. 10 lineal metres of existing guttering and parapet flashings removed and replaced with a new box gutter along the full side of the building
  • Flashings: New parapet wall flashings plus a new corner flashing above a window
  • Drainage: Upper roof downpipe extended towards the drop box on the western side
  • Materials: Mechanical fixings and commercial-grade sealants

What we did

  1. Access: Carefully cut back a small section of the existing roofing membrane to reach the box gutter.
  2. Removal: Removed and disposed of approximately 10 lineal metres of existing guttering and parapet wall flashings.
  3. New box gutter and flashings: Supplied and installed a new box gutter and parapet wall flashings, using mechanical fixings and commercial-grade sealants where required.
  4. Water ingress point: Installed a new corner flashing above the window to address an identified leak.
  5. Drainage: Extended the upper roof downpipe towards the drop box to improve stormwater discharge.

The result

A solid preventative maintenance and waterproofing upgrade that protects the building from further water ingress and improves the long-term performance of the roof drainage system.

What roof works were completed?
